According to Antonie Goosen, principal and founder of Meridian Realty, January tends to attract a very specific type of participant. “The buyers who are active in January are usually highly motivated,” he says. “They’ve spent December reviewing their finances, setting goals and deciding what they want to achieve in the year ahead.”

On the seller side, the same applies. “Sellers who list in January are often doing so for clear reasons, such as relocation, schooling timelines or financial planning,” Goosen explains. “That tends to make them more realistic and more open to negotiation.”

Why January works in your favour

Less competition = more negotiating power.

Many buyers delay their search, assuming that better stock and more opportunities will arrive later in the year. In reality, buyers who act in January often face less competition than they would in peak months like March or April - which can translate into better deal terms and more control in negotiations.

Securing a property early in the year means avoiding the rush that typically builds once year-end bonuses are paid and buyer confidence returns. This can reduce pressure and lead to calmer, more considered buying decisions.

That said, January does require preparation. “Banks, attorneys and municipal offices may take time to return to full capacity,” Goosen cautions. “Buyers who have their documentation, deposits and pre‑approvals in place will move far more smoothly than those who don’t.”

He also encourages buyers to manage expectations around stock levels. “There may be fewer new listings at the very start of the year, but quality properties are still available,” he says. “The key is to focus on value rather than volume.”

To make the most of the quieter market in January, it helps to be strategic about your approach. According to Adrian Goslett, Regional Director and CEO of RE/MAX of Southern Africa, house hunters should focus on three practical strategies:

1. Know your must‑haves - and your deal‑breakers.

“Before you start viewing homes, clarify what you truly need versus what would be nice to have,” Goslett advises. “This keeps your search focused and helps you avoid falling for properties that look good on paper but don’t meet your priorities.”

2. Give every home a fair chance.

“It’s tempting to judge a property from photos alone, but seeing a home in person can reveal practical benefits - and issues - that online listings don’t convey,” he says. At the same time, buyers should remain open to options they might not have initially considered.

3. Work with an experienced agent.

Goslett emphasizes that agents add value beyond what portals can offer: “They provide local market insight, early access to listings, and negotiation support. Their guidance can be especially valuable in less active months like January.”

Ultimately, Goosen believes that January rewards decisiveness. “If you are financially prepared and find a property that meets your needs at the right price, waiting for a ‘better’ time often doesn’t pay off,” he says. “January can be an excellent window of opportunity.”
